From November 19th to 21st, the "Buildinx" trade fair in Dortmund will bring together everyone who's anyone in the world of logistics and industrial real estate. This includes the fire protection experts from Wagner, the German Logistics Association (BVL), and the German Brownfield Association (DEBV).

As a collaborative event between Messe Dortmund and the German Logistics Association (BVL), "Buildinx" brings together planners, project developers, industrial companies, and logistics service providers. The exhibition area, featuring seven thematic clusters, is complemented by a top-class conference program.

Wagner is a founding member of "Buildinx" and, as a long-standing BVL member, has been able to help shape the platform's development. Dagmar Wolf, spokesperson for the "Buildinx" focus group within the BVL's logistics real estate working group, emphasizes that the trade fair creates perfect conditions for expanding one's own network, gaining new inspiration, and exchanging ideas with partners.

“Personally, in addition to the professional exchange, I’m particularly looking forward to the ‘Founders Fight Night,’ where two startups will compete in a witty pitch duel and face the critical questions of the expert jury,” says Dagmar Wolf. At the end, the audience will be asked to choose a winner.

Wagner himself will present systems for early fire detection and prevention for innovative logistics projects, and will participate in a panel discussion with Frank Siedler about the future of fire protection in frozen food logistics. In addition, there will be an Innovation Arena with start-up mastermind sessions and the aforementioned Founders Fight Night.

The Wagner Group is thus playing a key role in the B2B platform, which aims to map the entire value chain of innovative logistics and industrial real estate. Fire protection plays a crucial role in the safety of modern logistics projects – protecting the property, the stored goods and assets, and ensuring operational capability and sustainability goals.

Fire protection technologies should be considered as early as the planning phase of a building to ensure the safety of storage and logistics processes. Key aspects include the earliest possible fire detection, for example with aspirating smoke detectors, and active fire prevention (in Wagner's case with OxyReduct) to minimize or completely eliminate the risk of fire under defined conditions.

The oxygen reduction system is used in logistics facilities to prevent fires in enclosed, automated areas. By lowering the oxygen level in the protected area, an atmosphere is created in which fires cannot even start. Fire spread is prevented. Secondary damage that would be caused by firefighting with water-based extinguishing agents or powders is also avoided.

Visitors can look forward to the panel discussion 'Hot topic for a very cold environment: innovative fire protection in an innovative deep-freeze warehouse'. Matthew Staley (Executive Vice President Innovation and Technology at NewCold) and Frank Siedler (Global Account Director Fire Protection Solutions for Logistics at Wagner) will discuss current and future fire protection requirements in innovative deep-freeze warehouses.

“The focus of ‘Buildinx’ is on how trends and innovations in technology, software, digitalization, and sustainability support the further development of modern logistics and industrial properties,” says Dagmar Wolf, Head of Corporate Communications at Wagner. The rapid transformation process in the industry also requires new approaches and solutions in fire protection across all sectors. We want to raise awareness of the importance of involving fire protection experts early in the planning process and will be discussing this topic extensively at the event.”

Experts anticipate a generally challenging situation for logistics real estate this year due to current economic uncertainties and increased cost pressures. However, a study by the Fraunhofer Institute for Integrated Circuits (IIS) in collaboration with Aurelis Real Estate predicts a significant increase in demand for logistics space between 2025 and 2028. Furthermore, demand for environmentally friendly logistics properties is rising due to the growing importance of ESG (sustainability, social, and governance) criteria. For example, last year the pan-European logistics and industrial real estate developer Baytree Logistics Properties presented the "C3" logistics center in the Bremen freight center for BLG Logistics, which, with 82,500 square meters, featured the largest contiguous photovoltaic array on the roof of a logistics center and was inaugurated by Federal Minister for Economic Affairs Robert Habeck.
